Darwin Holiday Parks
Darwin Leisure Property Fund expands its presence in the Lake District with acquisition of Thanet Well Country Park - it’s 18th Park
The Darwin Leisure Property Fund, the only investment fund in the UK investing in the lucrative £6 billion UK holiday park industry, has added Thanet Well Country Park near Penrith, Cumbria to its portfolio of holiday parks. The park was purchased for an undisclosed sum.
Thanet Well Country Park is set in the Lake District, just west of the historic market town of Penrith, and offers 55 lodge pitches as well as 8 static caravan pitches.
Anthony Esse, Chief Executive of Darwin Property Investment Management Limited, which is the investment adviser to the Fund, said of the acquisition: “We are delighted to have added Thanet Well to the Fund’s portfolio. The Lake District is one of the UK’s best-known holiday destinations and this is a superb park set in these spectacular surroundings. This is the second park that the Fund has acquired in the Lake District, following our purchase of North Lakes earlier this year, and is an important step in building a presence in this market.”
The £322m* Darwin Leisure Property Fund owns 18 holiday parks, including Thanet Well, which are all operated by Darwin Holiday and Leisure Parks. The purchase of Thanet Well is the third acquisition made by the Fund in 2014 and the team at Darwin continues to look for new acquisition opportunities. Roger Vail, Property Adviser to the Fund, commented: “This is an exciting time as we look for new parks to acquire. The Fund’s size means that acquisitions are likely to be of a similar size or larger than Thanet Well, but geographically we are considering all parts of the UK. I would encourage anyone with a park that they think may be suitable to contact me”. Darwin hopes to add a further five or six parks to its portfolio by the end of 2015.

Darwin Leisure Property Fund adds Yew Tree Park to portfolio
• 3.5 acre park set in the Kent Downs Area of Outstanding Natural Beauty becomes the 16th park in the Fund’s portfolio
The Darwin Leisure Property Fund, the only fund in the UK investing in the lucrative £6 billion UK holiday park industry, has added Yew Tree Park near Canterbury in Kent to its portfolio of holiday parks. The park was purchased for an undisclosed sum from its private owners.
Yew Tree Park is set in the Kent Downs Area of Outstanding Natural Beauty, just south of the historic Cathedral city of Canterbury, and offers 55 touring caravan and tenting pitches as well as 13 static caravan pitches, 4 holiday apartments and a timber lodge. The park also features an outdoor heated swimming pool, toilet and shower blocks and laundry.

The Darwin Leisure Property Fund increased in size by over £120m during 2013, and has a strategy to deploy these assets by investing in existing parks within the portfolio, as has been the case with the flagship Cheddar Woods Resort & Spa in Somerset and Mullion Cove Coastal Retreat in Cornwall, and by acquiring new parks into the portfolio. The purchase of Yew Tree Park is expected to be the first of several which the Fund makes in 2014 and the team at Darwin continue to look for new opportunities to acquire parks. The Fund’s size means that candidates for acquisition are likely to be of a similar size or larger than Yew Tree, but geographically we are considering all parts of the UK. Feather Down Farms
Feather Down farms are only found on small farms that are eco friendly. You will be at one with nature using all self sustaining products at your disposal.
All the farms are working farms this being their main source of income.
On the farms you can sample harvesting, making cheese, milking, taking care of the cattle and young animals. There’s lots to learn and discover on a Feather Down Farm.
Some farmers grow vegetables, others rear cattle or even horses. Home-made marmelade, butter, cheese and eggs can be found in the Farm Larder. No farm is the same.
You will be a guest on a working farm and will be able to see how farm life differs from your own.
As a guest you’ll find everything necessary for a carefree stay on your chosen Feather Down Farm. There is nothing you need to bring from home as you’ll have all this at your disposal:

• Wood-Fired Oven
• ...in fact, even the kitchen sink!
You will be staying in a Safari Tent with a log fire beds these tents offer plenty of room for your needs. Some may class these tent as Glamping (Safari Tents).
All farms have a Larder, this is where your food is stored for your stay it may be not so extensive as a supermarket but most is from the farm itself. Or local farmers It may not be as extensive as your local supermarket, but that’s because it’s usually from the farm itself, or from its neighbours. You will be able to purchase all the food you will need from here.
All things that are brought from the larder are done so by signing for it and paying at the end of your stay.

There is a large open oven that has been made out of bricks. This is where your cooking will take place
Not far from where the Feather Down Farm tents are, a special spot is reserved for children and their parents!
The farm pets and animals may vary from farm to farm
There is pets corner - in a compound where you can get to know the animals.

Bay View, Bolton-le-Sands - medium sized park on the shore, close to the village centre with pubs, shops, restaurants and fish and chips, 10 minute drive from Lancaster and Morecambe.
Hollins Farm, Silverdale - small simple park with goats and ponies for neighbours and fresh eggs from the hens if you’re lucky! Good walk to village centre, 5 minute drive from Arnside.

Keat Farm Parks (Est. since 1953)
The Kent Family moved to Keat farm in 1954 to a smallholding of about 2 acres with a large farm house reputedly owned a few hundred years ago by Lord Sandwich. In the early days it continued to be run as a small holding, however things became more difficult. Keat Farm house became a B&B Run by Muriel Kent, and Ronald Kent worked as a lorry driver on the local sea defence construction.
One day a man knocked on the farmhouse door asking if he could store a small caravan there for a short while, and the rest is history as they say. In the late 50’s they started allowing a few tents and the odd storage caravan in The Orchard. Everything moved forward and gradually changed to holiday caravans (18’ x 7’6”). In the early 60’s Keat Farm finally became legal with permission granted for caravans.
In 1964 the expansion of Keat Farm began with the purchase of a near derelict residential caravan park of 20 very old units, this is now a 90 unit Park Home development. That was followed in 1969 by a green field development, Holiday Park. In 1972 another holiday park was purchased, this is now a residential park of 110 park homes.
Our Holiday home dealership started in the early 80’s along with our export market. As a company we shipped many new and used caravans to Holland, Belgium, France and Ireland. This lasted for many years until Europe started to develop their own industry or dealt directly with the UK factories. We still continue to export a few caravans
In 1986 sadly Ronald passed away and Malcolm took over the business. Within a year he had purchased his first park, making a total of 4 parks under the Keat Farm banner. In 1996 Malcolm added another Holiday and residential park to Keat Farm’s portfolio. 1999 saw the purchase of another residential park and in 2002 an old holiday park was purchased for redevelopment.
Keat farm has been established for over 50 years and has expanded to today’s total of ten, holiday, touring and residential parks with over 1,300 pitches. As well as a distributorship for the holiday homes.
Now with the third generation involved in the business the legacy that is ’Keat Farm’ will continue.
